2. Fees, Subscriptions, and Refunds
Paid Placements: We offer various advertising options and premium listing packages to help market your properties. All rates are displayed clearly on our platform prior to purchase.
No-Refund Policy: Because our advertising services begin immediately upon publication, all payments made for listings, featured slots, or subscription packages are final and non-refundable.
Policy Violations: If a listing is removed or an account is suspended by our administration due to a violation of our community standards or legal rules, no refund or credit will be issued.
3. User Responsibilities & Legal Compliance
By posting a listing or using this Website, you agree to the following:
RESA Law Compliance: If you are a real estate professional (Broker or Agent), you must comply with Republic Act No. 9646 (The Real Estate Service Act / RESA Law) and possess a valid license or accreditation.
Property Ownership: If you are a property owner listing “For Sale By Owner” (FSBO), you must have the legal right, valid title, or explicit authorization to market the property.
Accuracy: All property details, prices, locations, and images provided must be truthful, accurate, and up-to-date. You must promptly remove or mark a listing as “Sold” or “Leased” once it is no longer available.
4. Prohibited Activities
To keep our community trustworthy, users are strictly prohibited from:
Submitting false, misleading, outdated, or “ghost” listings (properties that do not exist or are unavailable).
Using copyrighted photos, text, or watermarks belonging to other individuals or platforms without explicit permission.
Engaging in any fraudulent activity, scams, or phishing.
We reserve the right to review, edit, suspend, or permanently delete any listing or account that violates these guidelines to protect our community.
5. Disclaimers & Limitation of Liability
“As-Is” Content: All information on the Website is provided directly by third-party users. We do not guarantee the authenticity, safety, legal title, or accuracy of any property listing, land title, or boundaries.
Mandatory Due Diligence: Prospective buyers and renters are entirely responsible for conducting their own due diligence, verification of land titles with the Registry of Deeds (LRA), physical inspections, and independent legal verification before making payments or signing documents.
Website Availability: We strive to keep our platform running smoothly 24/7, but we cannot guarantee uninterrupted access. NegrosBuyProperty is not liable for temporary website downtime due to scheduled maintenance, technical upgrades, or unexpected server issues.
